It is a systematic and coordinated methodology in which knowledge of real estate, home renovations and creative design principles are applied to attract a buyer.  Preparing a property involves all or part of cleaning, de-cluttering, updating and repairing, while showcasing is the process of arranging furniture, accessories, art and light.

Whether the property is owner-occupied, or vacant, staging is recommended before listing a property.  It can be equally effective after a property has been on the market for an extended period unsold.

To hire the right professional home stager we believe it starts with research. We suggest starting with reviewing portfolio’s, client testimonials, education / certifications, overall professionalism,  and experience.  Selecting a stager based solely on price shouldn’t be your only decision when it comes to maximizing your investment potential on your greatest asset you own. So be sure to review what is being provided in the service you are hiring for. Do they have insurance? Do they work alone or in a team? Do they have staging contracts to protect you both? Do they have a strong customer base that proves client satisfaction?  Interview different professionals and proceed with the one you feel can do the best job maximizing your investment potential.

Actually it is best for you to do nothing prior to our consultation so we can clearly outline what needs to stay and go for each room.  Sometimes clients try and “pre-pack” before we arrive but more often than not they end up having to bring back items we’ve discussed needing during the consultation.  Our consultations are about 2-3hrs in length and you will receive a detailed written report outlining our suggestions. This depends on how fast you want to sell, and your homes current condition.  Some homes only need a few finishing pieces to be finished while others would benefit from updating to appeal to a buyer.  During your consultation we will discuss with you the selling goals you may have as well as budgets where we will be able to provide you with many recommendations that would have little to no cost associated.  We like to tell clients that if you can afford $1000 into the staging process you’ll be leaps and bounds ahead of your market competition, attracting buyers online from the start.

This depends on many factors. A true ROI is custom to your homes current condition, desired list price, comparable homes on the market.  To properly advise clients where it is best to invest for a stronger ROI we do need to perform a consultation. With that in mind having updated kitchens, bathrooms and master retreats generally have a good ROI when done properly. The key to a good ROI is to avoid being too specific in your product selections, which we can easily help you with.

To carry the operational costs of a home month after month can be extremely costly.

Staging should be looked at as an investment and not an expense because even though you are spending money to stage the home the investment into staging is significantly LESS than the cost of a price reduction of $5,000 or more and is also LESS than the cost to sit and hold the home for 6-9 months empty.
